Near the sea, salty air and humidity speed up corrosion and the deterioration of many materials. Choosing well from the start reduces maintenance. These are general recommendations; the final specification comes from the design and each manufacturer’s data sheet.

Metals and fasteners

  • Unprotected steel rusts quickly on the coast. Prefer hot-dip galvanized or stainless steel fasteners.
  • Among stainless steels, type 316 resists the marine environment better than 304.
  • Avoid putting dissimilar metals in contact (for example aluminum and steel): galvanic corrosion damages them.
  • On zinc roofs, use screws with sealing washers and follow the gauge and coating the manufacturer recommends.

Concrete and rebar

Rebar protection depends on the concrete cover, a good mix and proper curing. Those values are specified by the engineer; don’t reduce them to save money. Rust stains on a slab are a sign to ask for an evaluation.

Roofs, sealants and paints

  • Elastomeric coatings for concrete roofs, applied with the specified number of coats.
  • Exterior masonry paints that let the wall breathe.
  • Exterior-rated caulks and sealants around windows and doors.

Inside the house

Cross-ventilation, exhaust fans in bathrooms and kitchens, and preventing leaks are the best defense against mold.

Maintenance

  • Rinse exposed metal surfaces with fresh water from time to time to remove salt.
  • Check roof and window sealing before hurricane season.
  • Deal early with any rust stain, crack or lifting paint.
